North Cyprus has several title deed categories, and knowing which one comes with a property is the most important check you make. The safest are Turkish title and TRNC-allocated title; other categories carry more risk and need careful independent legal review.

The main deed types
- Turkish title (pre-1974): land that was Turkish-owned before 1974 – generally regarded as the most secure.
- TRNC title / allocated (Esdeger): land allocated by the TRNC in exchange for property left in the south – widely bought and legally sound with proper checks.
- Foreign title: land owned by a foreign national before 1974.
- Leasehold and other categories: exist but need extra scrutiny.
