Three questions every buyer asks.
Everything is organised around them. Read the guide that fits where you are.

Should I invest?
Off-plan versus resale, real returns, developer track records, taxes and title deeds.
Could I live here?
Cost of living, residency, healthcare, schools, beaches and the day to day reality of relocating to the island.
How does it compare?
North Cyprus set honestly against the UK, Spain and Dubai on price, tax, process, lifestyle and security.
Invest
North Cyprus is attracting international property investors.
The appeal is simple. Mediterranean coastline and a lower entry price than most of Southern Europe, at a moment when the island’s infrastructure is visibly maturing. Buyers are drawn by new-build value, off-plan payment plans and strong short-let demand around the coast.
North Cyprus is a market you have to understand before you buy, not one to rush. Title deed categories differ, developer quality varies, and the right independent legal advice matters more here than almost anywhere. We walk you through all of it, plainly.
- Off-plan, new-build and resale, and which suits your goal
- Payment plans, deposits and what interest free really means
- Title deed types and the due diligence that protects you
- Purchase costs, transfer tax and ongoing charges
- Rental yields and realistic capital growth expectations
The development landscape
Understanding the developers, without the sales pitch.
We do not rank or recommend any single developer. Here is how to read the market and judge one for yourself.
Track record
How many projects has the developer actually completed and handed over, not just launched? Delivered history is the best signal.
Title and permits
What deed type comes with the property, and are the building permits in order? This is where independent legal review earns its fee.
Build quality
Visit completed projects, not just show units. Talk to owners living there. Specifications on paper and reality can differ.
Payment structure
Understand the full schedule to completion, penalties, and what happens if a project is delayed. Read every clause.
Location fundamentals
Infrastructure, access, and rental demand around the plot. The things that hold value long after the launch discount is gone.
Exit and resale
How easily can you sell later? A healthy resale market for that developer and area is worth more than any brochure.
Compare
North Cyprus versus the UK, Spain and Dubai.
A fair, side by side view. Figures are indicative and change, so treat them as a starting point, not advice.

Context and security
Self-governed, secure, and backed by a rising region.
Since 1983 the Turkish Republic of Northern Cyprus has had its own government, courts, president and parliament, and it is the TRNC’s own institutions that welcome you and handle your purchase: title deeds through the TRNC Land Registry and Cadastre, taxes through the TRNC tax authority, and residence permits through the Ministry of Interior. The whole system is built around welcoming international buyers, and thousands settle here every year.
Türkiye is a close and valued partner, the main gateway for flights, banking and trade. Its growth into a G20 economy, with one of the world’s largest airline networks and a modern banking system, has been a genuine tailwind for the island: better connections, investment into new developments, and steady demand for property and rentals. Add Türkiye’s role as a major NATO power, and the result is a settled, secure environment.
- Self-governing TRNC institutions since 1983
- Title deeds issued by the TRNC Land Registry and Cadastre
- Growing flight connectivity and investment via Türkiye
- A NATO-backed, settled and secure region

Straight answers
North Cyprus property, honestly answered.
Is it safe to buy property in North Cyprus?
With independent legal advice and proper title deed due diligence, thousands of international buyers purchase here successfully every year. The single most important step is verifying the deed type and the developer’s permits before you commit, which is exactly where an independent lawyer earns their fee.
Is North Cyprus cheaper than Spain, Dubai or the UK?
Generally, yes. Entry prices are the lowest of the four, and ongoing property taxes are low. The trade-off is that the buying process asks more due diligence of you up front. Value is strong, homework is essential.
What is the difference between off-plan, new-build and resale?
Off-plan is bought before completion, usually on a staged developer payment plan at the lowest price. New-build is finished and ready. Resale is a previously owned home, often in an established area with a proven rental record.
Do I need to understand the title deeds?
Yes, this is the most important thing to get right in North Cyprus. Deed categories differ and directly affect your security, financing and resale. Never rely on a developer’s assurance alone. Get independent legal confirmation.
Do you recommend a specific developer?
No. We are independent advisers, not a developer’s sales channel. We help you evaluate any developer or resale on its merits, the strengths and the risks, so the decision is genuinely yours.
