Buying property in North Cyprus follows a clear, well-trodden path: reserve the property, appoint an independent lawyer, sign the contract of sale, apply for purchase permission, then transfer the title. The steps, from reservation to keys

  1. Reserve the property. A holding deposit takes it off the market and fixes the price while checks are done.
  2. Appoint an independent lawyer. Not the developer’s lawyer. They verify the title deed and the developer’s permits before you commit – the single most important step.
  3. Sign the contract of sale. The contract sets the price, the payment schedule and the handover terms, and is registered at the Land Registry to protect your interest.
  4. Apply for purchase permission. Foreign buyers apply to the authorities for permission to hold the title; your lawyer handles this while you use the property.
  5. Follow the payment schedule. For off-plan, payments are staged to build progress; for resale, completion is quicker.
  6. Transfer the title. On completion and permission, the title deed transfers into your name at the Land Registry and Cadastre.
